In high-mountain areas, the fireplace is not a decorative feature: it is the main source of heat for months. Long winters, sub-zero temperatures and the geographical isolation of many towns mean that wood-burning fireplaces, pellet stoves and biomass boilers operate almost continuously between November and April.

This has direct consequences for maintenance: more hours of combustion mean more soot build-up, greater wear on seals and a higher risk of condensation inside the flue. What may work well with one annual inspection on the coast can require two in the mountains.

What are the regulations in Andorra?

The Principality of Andorra has its own regulatory framework. Combustion installations, both residential and in hospitality businesses (hotels, tourist apartments, restaurants with fireplaces), are regulated by the Departament de Medi Ambient i Sostenibilitat.

Unlike Spain, where the RITE and CTE establish obligations according to the autonomous community, in Andorra requirements are set through the thermal installations regulations and the municipal rules of each parish. Many insurers and homeowners’ associations in the Principality already require documentation of annual inspections in order to cover claims related to fireplaces or stoves.

In mountain areas we pay particular attention to the condition of the cap (which can suffer more from snow and ice build-up) and the level of condensation in the exterior section of the flue.
