Most home insurance policies require documented periodic chimney maintenance. If there is a claim and you cannot prove annual cleaning and inspection, the insurer may reduce or reject the payout.
Why does your insurer care about your fireplace?
For an insurer, a dirty or poorly maintained chimney is a genuine risk. Soot build-up can burn at more than 1,000°C. If the company determines that you did not carry out proper maintenance, it may refuse to pay or reduce the compensation.
This is not a hypothetical situation. Every year there are insurance claims in Catalonia where a lack of documented inspections complicates the claim process.

What does a policy usually require?
- Regular inspection and cleaning — Most policies require this at least once a year by a professional.
- Condition of the flue — It must have no cracks or obstructions. Unrepaired defects can invalidate coverage.
- Invoice or service documentation — In the event of a claim, the insurer may ask you to prove that maintenance was carried out.
- Installation compliant with regulations — An installation that does not meet technical specifications can create coverage problems.
What regulations apply in Catalonia?
The maintenance of combustion systems is mainly regulated by the Regulation on Thermal Installations in Buildings (RITE). The key points are:
- The flue should be cleaned at least once a year if it is used regularly.
- Pellet stoves and biomass boilers have additional preventive maintenance requirements.
- In apartment buildings and homeowners’ associations, maintenance of shared flues may be the responsibility of the community.
What about pellet stoves?
Pellet stoves accumulate ash and residue in the burner, heat exchanger and exhaust flue. Without maintenance, they can cause a fire or produce carbon monoxide. Many insurers require an annual inspection by a qualified technician.

When a professional chimney sweep does the job, you receive an invoice stating the date, description of the service, company and technician. That document is your protection when dealing with the insurer.
