Chimney repairs: what can be fixed in a single visit

How do you know when your chimney needs repairing?

There are signs that appear gradually and that most people come to accept as normal until the problem grows: the glass blackens too quickly, the draught is no longer good, the damper lever is stiff to move, or there is a drip when it rains hard. None of these is normal, and all of them can be solved if they are dealt with in time.

The opposite also happens: some people have not used their fireplace for years and, the first time they light it, discover that something is wrong. In that case the sensible thing is to have an inspection before the first fire of the season.

Common repairs that are sorted out in a single visit

• Door seals: with use, the glass-fibre rope that seals the firebox door deteriorates. The result: lost efficiency and smoke that can escape into the room. Replacing it is quick and cheap.
• Broken or very cloudy glass: the glass in a stove or closed fireplace lasts a long time, but not for ever. Replacing it is a minor job the technician can do on the spot if they bring the right part.
• Jammed damper lever: rust and built-up soot can block the damper that regulates the draught. Cleaning and specific lubrication usually solve the problem.
• Blocked or warped ash pan: some models have ash drawers that warp under continuous heat. Adjustment or replacement, depending on the case.
• Small cracks in the flue joints: if the flue has damaged ceramic joints in its upper sections, they can be made good without dismantling the whole system.

And if the problem is structural?

Some faults go beyond what can be solved in a maintenance visit. Internal cracks in a refractory brick firebox, advanced corrosion of a metal flue, draught problems caused by insufficient chimney height or by a nearby building creating back pressure: all of that requires a quote and planning.

In those cases, a professional diagnosis is the first step. There is no point in partial repairs if the origin of the problem has not been correctly identified.

Damp: the great silent enemy

Water dripping inside the firebox when it rains is a common symptom, especially in chimneys more than 20 years old. It can come from a damaged chimney cap, from a lack of insulation at the top of the flue, or from cracks in the cover. In many cases it is solved with work on the roof that does not require touching the inside.

Ignoring damp has consequences: it speeds up corrosion of the metal parts, encourages blackening on the walls and can affect draught performance for the whole season.
